Three-in-One Offering in Puchong for Potential Buyers



TAMAN Tasik Prima in Puchong will soon become a lively place when The Wharf Residence makes its debut soon.
The residences which comprises of three blocks of waterfront apartments by Bolton Berhad is located on a 6.07ha tract as part of the area’s development plans.
The project has a mix of residential and commercial developments.
“The first is the The Wharf Residence comprises three blocks of high-rise towers featuring 1,002 high end apartment units overlooking Tasik Prima, followed by the integrated three-in-one development which has boutique showroom offices, flexi suites a retail mall,” said Bolton Berhad executive director Chan Wing Kwong during the launch of Tower 8 — the first of the three The Wharf Residence’s towers.
The tower features 334 units with a built-up area ranging from 795 sq ft to 1,173 sq ft.
With a starting price of RM275,130, The Wharf Residence also provides owners with facilities such as swimming pools, a gymnasium, a playground, a yoga zone, a jogging track and a garden.
Chan said a unique feature of the apartment units was the introduction of an external storage room on each floor.
“There is one storage room for every unit which you can turn it into a store room,” he added.
Besides the apartment units, the public also had a sneak peek into the BizWalk comprising 32 units of three-storey boutique showroom offices.
The offices were launched in August last year and had sold out since.
However, Chan said Bolton plans to follow-up the success with the launch of specially-designed flexi suites, a two-in-one commercial offering.
“The flexi suites can be used as an office and a residential space as well.
“You can stay in one and operate your office in the other or you can even rent it out,” said Chan.
As for the retail mall, it has a gross floor area of 506,510 sq ft and some 1,296 parking bays.
When completed, the mall will also see a link bridge from the apartment blocks.
Chan also shared that the mall will also be incorporating green features such as using less energy, less treated water, thus reducing chemical footprint in general.
The Wharf Residence show unit at the Bolton Studio sales gallery in Taman Tasik Prima Puchong is open seven days a week between 9am and 6pm.

Puchong’s Immigration Department To Be Upgraded


The Immigration Department has agreed to upgrade its over-crowded office in Taman Puchong Utama. The department has agreed to open another three counters on the first floor above the existing office, which will be equipped with 50 chairs.Upon its completion, the first floor counters will cater for the able-bodied applicants while the ground floor will be made into a senior citizen and disabled designated counters.Passport collection and identification card applications can still be done on the ground floor.

IJM Land Set To Launch Canal City Project By Early 2012


SINGAPORE, Nov 22 (Bernama) -- IJM Land Bhd, a leading property developer in Malaysia, is set to mount a roadshow to launch the "Canal City" project in the Klang Valley early next year.
Chief executive officer and managing director Datu Soam Heng Choon said:"We are going to launch the "Canal City" in the Klang Valley middle of next year.
"So, we are going on a road show for the launch (of the project) may be by the beginning of the year."It was called the Canal City last time, but we are going out there (during the roadshow) to give it a rebranding," he told Bernama today.
The project with a gross development value of more than RM10 billion will be sprawled over 800 hectares at the back of the Kota Kemuning and Kota Permai Golf Course in Shah Alam, Selangor.
"The design will be based on the green city concept. It is one of the the first green township that we are developing and the project will be one of the first few big green townships in Malaysia" he added.
Soam said the project, comprising a mixed township of commercial and residential components, would be fully completed within 12 and 15 years.
Touching on the city concept, Soam said a water and canal feature would be incorporated to run through the entire development.
On the probability of looking for investors, Soam said:"Not so much because we already have experience in carrying out township developments.
"We actually have township and niche project developments like "The Light Waterfront Penang" project," he said.
Spread over 60 hectares, the RM5.5 billion iconic waterfront development will comprise residential and commercial components complete with 100 per cent fibre optic infrastructure.
Soam said IJM Land was currently undertaking projects in Penang, Klang Valley, Johor, Sabah and Kuching.
Currently, IJM Land has a landbank exceeding 4,000 hectares with a gross development value of more than RM20 billion to be realised over 20 years.

A Dangerous Guessing Game


A MISSING traffic light at the junction of Jalan PU 7/5 and Jalan Puchong Utama 3 in Puchong is causing inconvenience to road users.
Motorists waiting in Jalan PU 7/5 can only depend on the remaining traffic light at the corner of the road.
A bus driver, who only wants to be known as Lau, said the traffic light across the road fell and was removed three months ago.Selangor Community Policing group coordinator Kuan Chee Heng pointed out that it was dangerous if the motorists had to ‘guess’ their turn to move by depending on traffic lights for the other directions.

First Block of The Wharf Residence 80% Sold


PUCHONG (Nov 18): More than 80% of the first block of The Wharf Residence serviced apartments at The Wharf commercial development in Taman Tasik Prima, Puchong, has been taken up.
Officially launched last Saturday, The Wharf Residence comprises three high-rise towers with 1,002 units of serviced apartments. Developer Bolton Bhd launched the first block of 334 units with a gross development value (GDV) of RM105 million.
The units have built-ups of 795 sq ft to 1,173 sq ft with 2- or 3+1-bedroom units at prices from RM275,130.
The Wharf Residence offers purchasers full condo facilities, including a swimming pool, children's pool, gymnasium, playground, yoga zone, jogging track and a lush landscaped garden. Another unique feature is the external storage room for each unit located on the same floor as the unit.
According to Datuk Azman Yahya, executive chairman of Bolton, Taman Tasik Prima has emerged as one of the preferred townships in Puchong on the strength of its meticulous planning and innovative products.
"At Bolton, we continue to push the envelope in terms of creativity and innovation," Azman said. "What we are launching is based on thorough market research of what consumers want to see in apartment living. As a result, I am very pleased to announce that we sold 70% of the units in the first tower prior to the launch."
Bolton began developing Taman Tasik Prima, an integrated township of mixed residential and commercial projects built around a 200-acre lake, some 10 years ago.
"When we first began developing Taman Tasik Prima, we had planned to achieve RM500 million in terms of GDV. Today, Taman Tasik Prima's GDV is in excess of RM1 billion, with The Wharf development itself being valued at more than RM500 million," said Azman.
The Wharf is the township's commercial centre that sits on 15 acres of leasehold land within the 345-acre township. The integrated development comprises boutique showroom offices, flexi-office suites, the serviced apartments and a mall.
The first component of The Wharf, the BizWalk, made up of 32 boutique three-storey showroom office units priced at RM2.2 million each, was launched in August last year. These units are sold out.
Azman added that Bolton plans to follow up on this success with the upcoming launch of the flexi-suites, described as a "versatile two-in-one commercial offering."
The mall is expected to be completed by 2013. "The mall will further strengthen the appeal of The Wharf Residence. It has a gross floor area of 506,510 sq ft and 1,296 parking bays. There will be a link bridge from the apartments to the mall, providing integrated convenience to the residents," said Azman.
He said Bolton is confident the remaining units of the first block will be snapped up before the year ends.
Bolton has been developing properties since 1964. Its completed developments include Taman Midah in Cheras and The Tijiani in Bukit Tunku. Bolton has built a reputation for its residential, retail, industrial and commercial properties cementing itself as one of the oldest and most established developers in Malaysia.

Dihanyut Arus Deras

PUCHONG: Seorang pekerja syarikat pembersihan sampah mati lemas selepas dihanyutkan arus deras ketika membersihkan longkang besar yang tersumbat dengan sampah-sarap di Taman Tasik Prima, semalam.
Kejadian berlaku kira-kira jam 3 petang, namun mayat mangsa berusia 24 tahun dan berasal dari Myanmar ditemui di besi penghalang sampah oleh unit Skuba Bomba kira-kira jam 5.55 petang. 
Sebelum kejadian, orang awam menghubungi syarikat kontraktor pembersihan sampah untuk membersihkan longgokan sampah yang tersumbat di dalam longkang menyebabkan air tidak dapat mengalir dengan lancar disebabkan hujan lebat. 
Komander Balai Bomba dan Penyelamat Puchong, Jefri Amat berkata, syarikat berkenaan kemudian menghantar empat pekerja, termasuk mangsa untuk membersihkan longgokan sampah berkenaan bagi melancarkan pergerakan air mengalir terus ke sebuah tasik tidak jauh dari tempat kejadian. 
Beliau berkata, sewaktu kerja pembersihan sedang dijalankan, tiba-tiba air mengalir deras menyebabkan semua pekerja berkenaan lari menyelamatkan diri.
