Councillor T Michael said the project, which is situated between Batu 14 and Puchong Perdana, was proposed by the council at the residents’ request.
“But we only have RM8.9 million for the moment, so we would like the state to help us [with funding],” MPSJ president Asmawi Kasbi told .

Three-in-One Offering in Puchong for Potential Buyers



TAMAN Tasik Prima in Puchong will soon become a lively place when The Wharf Residence makes its debut soon.
The residences which comprises of three blocks of waterfront apartments by Bolton Berhad is located on a 6.07ha tract as part of the area’s development plans.
The project has a mix of residential and commercial developments.
“The first is the The Wharf Residence comprises three blocks of high-rise towers featuring 1,002 high end apartment units overlooking Tasik Prima, followed by the integrated three-in-one development which has boutique showroom offices, flexi suites a retail mall,” said Bolton Berhad executive director Chan Wing Kwong during the launch of Tower 8 — the first of the three The Wharf Residence’s towers.
The tower features 334 units with a built-up area ranging from 795 sq ft to 1,173 sq ft.
With a starting price of RM275,130, The Wharf Residence also provides owners with facilities such as swimming pools, a gymnasium, a playground, a yoga zone, a jogging track and a garden.
Chan said a unique feature of the apartment units was the introduction of an external storage room on each floor.
“There is one storage room for every unit which you can turn it into a store room,” he added.
Besides the apartment units, the public also had a sneak peek into the BizWalk comprising 32 units of three-storey boutique showroom offices.
The offices were launched in August last year and had sold out since.
However, Chan said Bolton plans to follow-up the success with the launch of specially-designed flexi suites, a two-in-one commercial offering.
“The flexi suites can be used as an office and a residential space as well.
“You can stay in one and operate your office in the other or you can even rent it out,” said Chan.
As for the retail mall, it has a gross floor area of 506,510 sq ft and some 1,296 parking bays.
When completed, the mall will also see a link bridge from the apartment blocks.
Chan also shared that the mall will also be incorporating green features such as using less energy, less treated water, thus reducing chemical footprint in general.
The Wharf Residence show unit at the Bolton Studio sales gallery in Taman Tasik Prima Puchong is open seven days a week between 9am and 6pm.

Puchong’s Immigration Department To Be Upgraded


The Immigration Department has agreed to upgrade its over-crowded office in Taman Puchong Utama. The department has agreed to open another three counters on the first floor above the existing office, which will be equipped with 50 chairs.Upon its completion, the first floor counters will cater for the able-bodied applicants while the ground floor will be made into a senior citizen and disabled designated counters.Passport collection and identification card applications can still be done on the ground floor.

IJM Land Set To Launch Canal City Project By Early 2012


SINGAPORE, Nov 22 (Bernama) -- IJM Land Bhd, a leading property developer in Malaysia, is set to mount a roadshow to launch the "Canal City" project in the Klang Valley early next year.
Chief executive officer and managing director Datu Soam Heng Choon said:"We are going to launch the "Canal City" in the Klang Valley middle of next year.
"So, we are going on a road show for the launch (of the project) may be by the beginning of the year."It was called the Canal City last time, but we are going out there (during the roadshow) to give it a rebranding," he told Bernama today.
The project with a gross development value of more than RM10 billion will be sprawled over 800 hectares at the back of the Kota Kemuning and Kota Permai Golf Course in Shah Alam, Selangor.
"The design will be based on the green city concept. It is one of the the first green township that we are developing and the project will be one of the first few big green townships in Malaysia" he added.
Soam said the project, comprising a mixed township of commercial and residential components, would be fully completed within 12 and 15 years.
Touching on the city concept, Soam said a water and canal feature would be incorporated to run through the entire development.
On the probability of looking for investors, Soam said:"Not so much because we already have experience in carrying out township developments.
"We actually have township and niche project developments like "The Light Waterfront Penang" project," he said.
Spread over 60 hectares, the RM5.5 billion iconic waterfront development will comprise residential and commercial components complete with 100 per cent fibre optic infrastructure.
Soam said IJM Land was currently undertaking projects in Penang, Klang Valley, Johor, Sabah and Kuching.
Currently, IJM Land has a landbank exceeding 4,000 hectares with a gross development value of more than RM20 billion to be realised over 20 years.

A Dangerous Guessing Game


A MISSING traffic light at the junction of Jalan PU 7/5 and Jalan Puchong Utama 3 in Puchong is causing inconvenience to road users.
Motorists waiting in Jalan PU 7/5 can only depend on the remaining traffic light at the corner of the road.
A bus driver, who only wants to be known as Lau, said the traffic light across the road fell and was removed three months ago.Selangor Community Policing group coordinator Kuan Chee Heng pointed out that it was dangerous if the motorists had to ‘guess’ their turn to move by depending on traffic lights for the other directions.

First Block of The Wharf Residence 80% Sold


PUCHONG (Nov 18): More than 80% of the first block of The Wharf Residence serviced apartments at The Wharf commercial development in Taman Tasik Prima, Puchong, has been taken up.
Officially launched last Saturday, The Wharf Residence comprises three high-rise towers with 1,002 units of serviced apartments. Developer Bolton Bhd launched the first block of 334 units with a gross development value (GDV) of RM105 million.
The units have built-ups of 795 sq ft to 1,173 sq ft with 2- or 3+1-bedroom units at prices from RM275,130.
The Wharf Residence offers purchasers full condo facilities, including a swimming pool, children's pool, gymnasium, playground, yoga zone, jogging track and a lush landscaped garden. Another unique feature is the external storage room for each unit located on the same floor as the unit.
According to Datuk Azman Yahya, executive chairman of Bolton, Taman Tasik Prima has emerged as one of the preferred townships in Puchong on the strength of its meticulous planning and innovative products.
"At Bolton, we continue to push the envelope in terms of creativity and innovation," Azman said. "What we are launching is based on thorough market research of what consumers want to see in apartment living. As a result, I am very pleased to announce that we sold 70% of the units in the first tower prior to the launch."
Bolton began developing Taman Tasik Prima, an integrated township of mixed residential and commercial projects built around a 200-acre lake, some 10 years ago.
"When we first began developing Taman Tasik Prima, we had planned to achieve RM500 million in terms of GDV. Today, Taman Tasik Prima's GDV is in excess of RM1 billion, with The Wharf development itself being valued at more than RM500 million," said Azman.
The Wharf is the township's commercial centre that sits on 15 acres of leasehold land within the 345-acre township. The integrated development comprises boutique showroom offices, flexi-office suites, the serviced apartments and a mall.
The first component of The Wharf, the BizWalk, made up of 32 boutique three-storey showroom office units priced at RM2.2 million each, was launched in August last year. These units are sold out.
Azman added that Bolton plans to follow up on this success with the upcoming launch of the flexi-suites, described as a "versatile two-in-one commercial offering."
The mall is expected to be completed by 2013. "The mall will further strengthen the appeal of The Wharf Residence. It has a gross floor area of 506,510 sq ft and 1,296 parking bays. There will be a link bridge from the apartments to the mall, providing integrated convenience to the residents," said Azman.
He said Bolton is confident the remaining units of the first block will be snapped up before the year ends.
Bolton has been developing properties since 1964. Its completed developments include Taman Midah in Cheras and The Tijiani in Bukit Tunku. Bolton has built a reputation for its residential, retail, industrial and commercial properties cementing itself as one of the oldest and most established developers in Malaysia.

Dihanyut Arus Deras

PUCHONG: Seorang pekerja syarikat pembersihan sampah mati lemas selepas dihanyutkan arus deras ketika membersihkan longkang besar yang tersumbat dengan sampah-sarap di Taman Tasik Prima, semalam.
Kejadian berlaku kira-kira jam 3 petang, namun mayat mangsa berusia 24 tahun dan berasal dari Myanmar ditemui di besi penghalang sampah oleh unit Skuba Bomba kira-kira jam 5.55 petang. 
Sebelum kejadian, orang awam menghubungi syarikat kontraktor pembersihan sampah untuk membersihkan longgokan sampah yang tersumbat di dalam longkang menyebabkan air tidak dapat mengalir dengan lancar disebabkan hujan lebat. 
Komander Balai Bomba dan Penyelamat Puchong, Jefri Amat berkata, syarikat berkenaan kemudian menghantar empat pekerja, termasuk mangsa untuk membersihkan longgokan sampah berkenaan bagi melancarkan pergerakan air mengalir terus ke sebuah tasik tidak jauh dari tempat kejadian. 
Beliau berkata, sewaktu kerja pembersihan sedang dijalankan, tiba-tiba air mengalir deras menyebabkan semua pekerja berkenaan lari menyelamatkan diri.

Taylor's Builds RM110m International School In Puchong


KUALA LUMPUR: Taylor's Education Group is investing RM110 million to build a new international school in Puchong, Selangor.
The school will be located on a 7.8-acre site and cater for more than 2,000 students, with the first phase to open in 2014 with an initial intake of 1,000 students.
"The Taylor's brand is synonymous with high quality tertiary education to students through Taylor's University and Taylor's College. Now, Taylor's can educate students at a younger age to provide them with the necessary foundation for success," said group CEO Datuk Loy Teik Ngan in a statement.
The company's school division currently comprises Garden International School, Australian International School Malaysia, Sri Garden Kuala Lumpur, Sri Garden International and Nexus International School in Putrajaya.

85,000 Highway Users Will Enjoy Better Traffic Flow With The Newly Opened Puchong Towards Putrajaya Bridge On Lebuhraya Damansara-Puchong (LDP)

Starting from 21 October 2011, about 85,000 highway users at Puchong are expected to enjoy better traffic flow on LDP with the completion of a new 2-lane bridge from Puchong towards Putrajaya at the Puchong Intan Interchange. The new bridge was completed two months ahead of schedule and it marks the completion of the Package 5A. The new two lane bridge is about 550 m in length and will help to alleviate the evening peak hour congestion at Puchong Intan Interchange towards Putrajaya and Shah Alam. This Package 5A which commenced in September 2009 comprised of 3 phases - upgrading of Puchong Perdana Interchange traffic light intersection, widening of existing mainline from 3 lanes to 4 lanes between Kg. Bharu Puchong and Puchong Intan Interchange and the construction of the 2-lane flyover from Puchong towards Putrajaya at Puchong Intan Interchange. The Package 5A was built at a cost of RM 110 million and was fully funded by LITRAK and part of the RM 312 million highway enhancement project announced by LITRAK in 2009. Enhancements works under Package 5C which comprising upgrading works from the Petaling Jaya Toll Plaza at Sunway towards Puchong is under construction and when completed in early 2013 will compliment the completed Package 5A.

New Land Approved for Selangor Schools



PUCHONG: Land for three new schools and a centre for autistic students have been approved by the state to cater to overwhelming demand from the community.
“We have already approved the land for the schools to share,” said state executive councilor Teresa Kok.
The Kinrara assembly person said the state had received many complaints about the lack of public, vernacular and religious schools, especially in the Petaling district.
The schools, SJKC Yak Chee (2) and SMJK Katholik (2), and an autistic centre will be located in Taman Tasik Prima. A further 5.93 acres of land will be reserved for a primary Islamic religious school in Bandar Kinrara.
About 2.5 acres have been approved for the autism school, which will be built by the developers of Taman Tasik Prima. The rest of the land will be divided between the schools.
Although land for the new schools has been approved, the school boards still need approval from the Education Ministry before they can proceed with construction.
Kok expressed hope that approval will be given immediately to enable the schools to start drafting plans on how to fully maximise the space.
The schools can share some common facilities like a field, courts and canteen to optimise the land.
She added that there should be no reason for the ministry not to give the green light.
She pointed out that SJKC Yak Chee in Taman Bukit Kuchai and SMJK Katholik in Petaling Jaya are highly reputable. Allow ing them to open branches in Puchong would benefit the community here, she said.
Each of these schools has about 3,000 to 4,000 students, with both having to turn down about 1,000 students annually due to lack of space. “The new schools will be within the vicinity of Puchong and it is convenient for residents to send their children there,” she added.
The autism school will also be a reputable one as it will be run by professionals from the National Autistic Society of Malaysia.
“This is part of our corporate social responsibility plan. We strive to give the best to the community,” said Tasik Prima project manager John Lou Chee Khiam.
He added that the move would also be timely because there is no autism centre in Puchong and surrounding areas.
Representatives from SJKC Yak Chee and SMJK Katholik also gave their thumbs-up to the move,
“We applied for land two years ago, and we are happy the state approved it this year,” SMJK Katholik Alumni chairperson Fong Kui Lun.
He said the school had applied for land in a few area, but they preferred Puchong because it is not that far from their current school in Petaling Jaya.
SJKC Yak Chee Alumni chairperson Liong Yen Lan said the school was already bursting at the seams.

KUALA LUMPUR: Mitraland Group has sold some 70% of its recently launched Lake 6 Entrepreneurs Park, its first industrial project in Puchong. About 60% were sold prior to the launch.
"About 70% of the units have been sold so far and of the remainder, only a few units remain for non-bumiputera customers. The buyers were a mix of investors and companies who bought for their own use," said Eddie Wong, deputy general manager of Mitraland.
"The market last year was more investor-orientated while the current market favours the end user," he added when asked about the current property market environment.
The development is Phase 1 of the 63-acre Lake 6 mixed development, and consists of corporate style 3-storey factories with a 4-in-1 concept, in that the factories can be utilised as a warehouse, factory, showroom or office. There are two types of factories on offer — semi-detached and detached. The semi-detached unit has a built-up area of 5,465 sq ft, while the detached unit has a built-up area of 9,600 sq ft. The factories are leasehold, with a tenure of 99 years.
Situated in Puchong, Lake 6 Entrepreneurs Park spans 20 acres, and is linked to Subang Airport, Kuala Lumpur International Airport and Port Klang via major highways such as the Federal Highway, Lebuhraya Damansara Puchong and North-South Highway. Due to its location, the park hopes to tap into the Puchong population of 420,000 to provide a skilled workforce to businesses here.
The gross development value of the park stands at RM200 million. The units retail at RM470 psf, with the semi-detached units selling for RM2.598 million and the detached units selling for between RM4 million to RM4.56 milion. Maintenance is estimated at RM400 per month, which covers the 24-hour security patrolling services and real time CCTV surveillance.
"The factors that mainly interest buyers were the concept and the value for money that the development provides," said Wong adding that Lake 6 Entrepreneurs Park's units offer larger built-ups compared to other similar developments in the area. Furthermore, a lake borders the project site providing a lush landscape.
Mitraland's future plans for the area include residential and commercial developments.

IT WAS a piece of land that Datuk Lim Hock San, the managing director of LBS Bina Group Bhd, knew had great potential but wasn’t quite certain the form of development it would take in what was an ex-mining land, dwarfed by a huge lake.On paper, it would seem to be LBS’ less desired property and many had advised Lim to unload it, especially during the last financial crisis. But Lim’s insistence on holding on to it to capitalise on its potential apparently paid off.Today, the 71ha piece of land that sticks out like a peninsula into the over 400ha lake is set to be the crown jewel in the LBS stable of developments all over the country.This will be the first luxury development for LBS and Lim is confident that his company’s maiden high-end project will be able to draw in buyers.More than 90% of Apicalia superlinks have been sold since it was launched on April 15. The total gross development value of the project is estimated RM3.6bil without taking into account the proposed commercial project.
Housing and Local Government Minister Datuk Chor Chee Heung is expected to officially launch the project on Sept 15.

hi , this is my sugestion 4 the benefit of all, can we start a petition to the state , and local goverment & JKR, to improve the road , to widen the road and increase more route to TPP area. Looking into the massive developent in that area, it will be very jam soon..... actually the area already seeing massive in flow and out flow of vehicle during office hour now is the good timing and we should start asking the authority to do work ..as impending General election, this is the only time , the GOV will listen to us..if we are just keep quite, i will expect we will start to suffer in 6 -12 month time, once alot of house is completed..action shud be taken earlier to prevent this from happen what u guys think about this?

IJM Land plans RM2b projects for FY12



KUALA LUMPUR: IJM Land Bhd expects the local property market to remain resilient this year, and plans to launch RM2 billion worth of properties for FY12 ending March 31.
Its managing director and CEO Datuk Soam Heng Choon said IJM Land would continue to launch projects in FY12 due to strong demand for property that is underpinned by young buyers and attractive interest rates.
“Apart from the soft market in Kuala Lumpur City Centre and Mont’Kiara, demand continues to be strong for properties in the country,” he said after the group’s AGM yesterday. He said low interest rates continue to remain low and attractive for property investments. He added that the volatile equities market, which had been trending downwards, would see investors looking at bricks-and-mortar to hedge against inflation, besides commodities.
“Last year, we (the housing industry) saw 376,000 units sold nationwide, which was a record for the industry. The total properties sold had a combined gross development value (GDV) of RM107 billion. This year, we expect demand to be remain strong, but it could be slightly lower due to the higher base and weaker sentiments of the global economy. But we remain optimistic,” he said.
IJM Land’s current unbilled sales stand at just over RM1 billion that would last the group for two years. Soam said IJM Land is planning to launch projects in Seremban, Bandar Utama and mainland Penang this year.
He said properties priced around RM500,000 would continue to see good demand, and is bullish on the mass rapid transport (MRT) system to drive property prices up.“The MRT project has a multiplier effect for the value of properties” he said.
Soam is particularly bullish on Penang where IJM Land is one of the more prominent property developers with a 325-acre (130ha) landbank on the island, including 153 acres on reclaimed land.
He said IJM Land currently has 4,800 acres with a potential GDV of RM19 billion that will last the group for 10 to 12 years.
On a possible property glut in Penang, Soam said IJM Land has positioned itself as a market leader and is unperturbed with other developers emerging on the island.
“The pie is big enough, but our product offerings will set us apart from others. Our properties are located near the Penang bridge and have premium waterfront position,” he said. He said IJM Land will launch a RM400 million project in Bukit Mertajam consisting of cluster and terrace houses by year-end.
Soam said IJM Land’s three key projects — the RM1.4 billion Sebana Cove in Johor, the RM10 billion Canal City project in Kota Kemuning, and the RM5 billion The Light commercial phase in Penang are on track for launch in the middle of next year.
“Land reclamation works in Penang are currently underway and we are doing the detailed planning for the Canal City township which has an acreage of 2,000 acres. These projects are on schedule for launch next year,” he said.
According to analysts, the three projects are expected to boost IJM Land’s earnings in FY13 onwards. HwangDBS Research said in a recent note that the on-going investments by Petronas in Pengerang, Johor, would buoy housing and rental within the area.
“Canal City should be an excellent beneficiary from the matured Kota Kemuning township and eventual completion of light railway transit extensions to Putra Heights. It would also give IJM Land a much needed flagship Klang Valley project,” said the research house in a recent note. It has a “market perform” call on IJM Land with a fair value of RM2.74.
Soam said IJM Land is open to merger exercises, but it is not looking for any partner anytime soon. Last year, it entered into a memorandum of understanding with Malaysian Resources Corp Bhd (MRCB) for a proposed merger but it later fell through.
At the heart of the merger is the Employees Provident Fund (EPF), which is a common substantial shareholder for IJM Land’s parent, IJM Corporation Bhd, and MRCB.
EPF holds the mandate for the much-coveted 3,300-acre Rubber Research Institute Malaysia (RRIM) land in Sungai Buloh. Despite the merger setback, Soam said IJM Land remains interested in developing the RRIM land and would submit an application when the tender is called.

Plenitude 4Q net profit down 19.5% to RM22.2m



KUALA LUMPUR: Plenitude Bhd's net profit for the fourth quarter fell 19.5% to RM22.2 million from RM27.60 million a year earlier due mainly to lower progressive profit recognised on properties sold, completed and handed over.
It said on Tuesday, Aug 23 that revenue for the quarter fell to RM75.92 million from RM107.59 million in 2010. Earnings per share was 8.20 sen compared to 10.20 sen in 2010, while earnings per share was RM2.91.
For the financial year ended June 30, Plenitude’s net profit rose to RM89.59 million from RM84.19 million on the back of revenue RM317.89 million.
Plenitude executive chairman Chua Elsie in a statement Aug 23 said that the profit for FYE 2011 was attributable to good demand and higher selling price per unit of its existing projects in Puchong, Johor Baru, Penang and Sungai Petani.
Chua said for the reporting year, Plenitude launched three (3) phases within its Puchong, Johor Baru and Sg. Petani mixed residential projects.
She said the latest phase of Taman Putra Prima, Puchong spearheaded the strong performance this year where a total of 248 units of double storey and 2 ½ storey terrace houses were fully sold.
Taman Desa Tebrau, Plenitude’s flagship development in Johor Baru recently launched 55 units of bungalows and currently registering a take up rate of 70%, she said.
Chua said Plenitude’s maiden luxury project in Penang, Bayu Ferringhi had been completed, delivering 112 units of condominium and 38 units of semi detached homes.
“Sales for our townships in Sungai Petani, Kedah mainly Bandar Perdana and Perdana Heights (Lot 88) properties also continue to rise.
“With the current demand pushing up prices, we are offering very affordable well designed 1 ½-storey terraced houses and double-storey terraced houses to meet expectations of first time buyers” said Chua.

Sunway unit, MRCB get LRT extension jobs


KUALA LUMPUR: Sunway Holdings Bhd and Malaysian Resources Corp Bhd (MRCB) announced yesterday the awards of contracts for the light rail transit (LRT) extension projects by Syarikat Prasarana Negara Bhd (SPNB).
Sunway Construction Sdn Bhd, a unit of Sunway Holdings, clinched Package B for the Kelana Jaya line extension project, valued at about RM569 million while MRCB was awarded a contract worth RM1.33 billion for the Ampang line extension.
SPNB is fully owned by the Ministry of Finance, and was given the task of expediting the project by the government.
In a statement yesterday, Sunway Holdings said the Kelana Jaya line extension will link Kelana Jaya station to Putra Heights via Subang Jaya. The facilities works are divided into two packages, Package A and Package B.
Under Package B awarded to Sunway Construction, the facilities works will involve the construction and completion of facilities along a 8.1km route from Persiaran Kewajipan, Subang Jaya to Putra Heights.
The works include site clearance, earthworks, viaduct construction, roadworks, drainage, traffic management, structural and temporary works.
“The proposed project is expected to commence upon handing over of site possession which is anticipated in September 2011 with a construction period of 29 months.
“It is expected to contribute positively to the earnings of Sunway Group for the financial year ending Dec 31, 2012 onwards,” said the company.Sunway Holdings’ outstanding construction order book stands at RM1.97 billion, of which RM508 million is from overseas. It also has a tender rolling order book of RM1.5 billion.
In its filing with Bursa Malaysia, MRCB said the contract was awarded through its wholly-owned subsidiary MRCB Engineering Sdn Bhd (MESB).
The RM1.33 billion contract includes the construction and completion of facilities works including fabrication and delivery of segmental box girders (Package B) for the Ampang line extension project.
MRCB also said that through a separate letter SPNB has awarded MESB the sub-contract for the fabrication and delivery of segmental box girders (Package B) for the Kelana Jaya line extension project.
MESB also bagged a RM67.2 million job from Sunway Construction. No details were available. The construction period for the works is 20 months from commencement date which is defined as anytime within 14 days from the notice to proceed,” said MRCB adding that the contracts would contribute positively to MRCB’s future earnings.
In its annual report for FY10, MRCB said its order book had surpassed the RM1 billion mark.
The main contractor of the facilities job for Package A, worth RM634.64 million of the Ampang line, was jointly awarded to Bina Puri Holdings Bhd and Tim Sekata. The contract is scheduled to complete within 2½ years.
The first phase of the Ampang line will be a new 7.4km stretch from the Seri Petaling station to Station No 5, while Package B will see a 10.3km extension from Station No 5 to the Putra Heights Station.
So far, SPPNB, which has been given the mandate to oversee the country’s infrastructure projects, has awarded contracts worth RM1.7 billion for the first phase (Package A) of the RM7 billion (LRT) extension project involving the Kelana Jaya and Ampang lines.

SPNB had said the selection of the contractors was done through an open tender process starting from November 2009. A total of 119 applications were received, but one was rejected due to failure to comply with application guidelines.
