Is the X2 residency going to share the same exit with us TPP?

Yes X2 residency is going to share the main exit with TPP. But in future, i thinks a new road will be built to connect TPP,X2 and The Peninsular,Putra Impiana together

hmmmm, not a good news isnt it? our taman will b more heavy traffic.. but if we manage to gain another shortcut towards taman putra perdana/cyberjaya, not bad oso.

Are we TPP going to be affected by the 4th stage water rationing?
eventhough the name of Tamanputraprima is not in the list, but taman puchong prima and bukit puchong yes... anyone knows??

Water Rationing : tekali, taman putra perdana and cyberjaya not in the list as well. Means we are sharing same water pipe with cyberjaya instead of bukit puchong???

Phase 7 is contructing 4 blocks of low cost 5-storey flats at RM 42,000 each unit.

Phase 2C soft launch already and this phase is called "Aquamarine".

Phase 6A is completed with CF on 20 March 2015. Owners are waiting for their keys to be handed over when bank releases money to developer. Developer has progressing to build fence at the rear, left and right of the phase. Once the RA is formed, the fence in front will be built and they will have the entire phase G&G.

2C soft launch on 28 & 29 March 2015. Built up 22'x75'. Miniature house available for viewing in developer office.

Aquamarine is selling around RM 900K for 2-storey link. Do check with developer in their office at Putra Prima.

Calling for Phase 6A property purchasers! CCC is issued by Architect but CFO has not been issued by Authority. This means that your safety in your new house is not insured and it is illegal to stay inside eventhough you have VP and key. I am forming an action group against the developer to demand for LD as the scheduled date of handover vacant possession has due on 23 March 2015. Developer is not seriously concern on my complaint.

Q: I have received vacant possession but till now, there is still no sight of the CFO. What should I do?

A: These are the steps that you may take:

i. Check with the developer and the issuing local authorities on the cause of the delay.
ii. If you are not satisfied with the response that you have been given, you may make a complaint to the Ministry of Housing and Local Government together with the following documents:


a) a copy of the notice of handover of vacant possession
b) a copy of the certificate of completion issued by the Architect
c) a copy of the letter from the local authorities regarding the issue of CFO

iii. Form an action group with other affected buyers for a cohesive voice and also to share task and to show how concerned and serious this group of affected purchasers in wanting to move into their homes.
iv. Check if similar complaints on the same project has been received and also on whether an action group for that particular project has been formed and if not, to learn on the steps on how to form one

Is LAD calculated up to date of CFO or CCC?

Having stressed that the delivery of vacant possession in a housing project entailed more than just developers issuing their notice for delivery of vacant possession, the tribunal president went on to explain that the SPA contained specific requirements for delivery of vacant possession, which must be complied with.

One of these requirements as provided by Clause 26(2) of the SPA is that delivery of vacant possession must be supported by a CCC. The LAD must, therefore, be calculated until the date of the CCC.

Lawyers in the same phase may not aware of other residents' problem at this stage as they don't know each other. The residents may consider to form a group or contact their own lawyer to protect their rights. I hope the developer is following the law to maintain their reputation.

Based on SPA Clause 23(2), "The delivery of vacant possession by the vender shall be supported by a certificate of completion and compliance certifying that the said Building is safe and fit for occupation and includes the handing over of the keys of the said Building to the Purchaser." Note that this subclause states that delivery of VP shall includes handing over keys.

SPA Clause 22(2): If the Vendor fails to deliver vacant possession of the said Building in the manner stipulated in clause 23 within the time stipulated in subclause (1), the Vendor shall be liable to pay Purchaser liquidated damages calculated from day to day at the rate of ten per centum (10%) per annum of purchase price from expiry date of delivery of vacant possession in subclause (1) until the date the Purchaser takes vacant possession of the said Building. Such liquidated damages shall be paid by the Vendor to the Purchaser immediately upon the date the Purchaser takes vacant possession of the said Building. Note that the VP date is during Purchaser "takes” VP. Refer clause 23(2), takes VP means during key is handed and CCC is issued.

Clause 22(1): Vacant possession of the said Building shall be delivered to the Purchaser in the manner stipulated in clause 23 within twenty-four (24) calendar months from the date of this Agreement.

The SPA shows that delivery of VP is during handing over key but developer said delivery of VP is based on issue date of CCC. If based on the date they handing over key, they need to pay LAD. That is why they say VP is upon CCC. Means your house is completed but u cannot move in. Buyer will definately disappointed.
