The 7 Acre parks is too old without any facilities. This would not be an attraction. What is Plentitude plan to upgrade the park to be more lively?

Anonymous said...

The access road to phase 2C is dark/scary at night. Pls touch up the road as well. There oso cows passing sometimes

Anonymous said...

meh, i stayed in TPP for 10 years. dissapointed to see how other developers helped develop their township and improve accessibility, roads, landscaping, and maintenance. Plenitude didn't care. The TPP today is the same TPP 10 years ago except with more houses, nothing lively, accessibility is the same which means worst with more houses done. Plenitude sucks, it's nowhere near the grade of SP Setia, IJM, Gamuda, Sime Darby, Sunway, DPC, heck it will remain just a stagnant minded small time developer for a long time to come.

Anonymous said...

They dare to put their price so high just because there are majority Chinese owners?

Anonymous said...

I was there in the park and it looked like a grass field rather than park.

Anonymous said...

Cannot compare banana with durian, bro. The township planning of PP is 10 years outdated.

Anonymous said...

We are facing flood too in this area. Nothing has been done even I complained thousand times already.

Anonymous said...

How frequent and how bad is the flood? Did the water enter your house? Why the water unable to drain properly? Majlis and developer need to take action. ADUN for MPSepang is from PAS, right?

Anonymous said...

The developer is jerks, if township is 10 years old, they should put in the effort on upgrade the
Landscape & road conditions, they always claims that is majlis responsibility, why can't join effort?

Anonymous said...

The house they built definitely does not worth the price. So buyers please think twice. Road condition, flood issue, street light problem, etc are main concern here.

Anonymous said...

agree all the comments here...
Plentitude really sucks......
bad road conditions!!!!

Anonymous said...

Let us write in formal letter appropriately to complain and demand both Majlis and developer.

Anonymous said...

Why the concrete covers for drainage are so untidy? There are big gap and spacing in between the covers. Rubbish along the roadside is not clean up. Tree that they plant looks ugly. TPP signboard at main enterance looks old fashion. Even Taman Mas has changed theirs. Plenitude needs to redo all the landscape.

Anonymous said...

Developer should put more effort in beautifying the landscape in TPP. Perhaps Metrogen and Plentitude can consider working together to solve the road condition.

Anonymous said...

Can all of you register an account and complain to MP Sepang ? I have done so quite often, up to now, I have lodged more than 30 complains. Hope all of us can cooperate to bring up this matter.

http://ekl.mpsepang.gov.my/sso/

Regarding the road condition along Lingkaran Putra Prima, we need to complain to MPSJ. I have complained several times, but they only touched up the road.

https://ocps.mpsj.gov.my/cms/index.jsp

Anonymous said...

Thanks for the link. Let's do our part to lodge the complaint with appropriate channel.

Anonymous said...

Also, i dont agree the road condition is entirely MPS's responsibility. There are many constructions going on by Plenitude for the newer phases (6A, 3E, etc) and their lorries and heavy vehicle just went in and out on daily basis, damaging the roads, not to mention they also drilled the road, and bring the mud in and out of sites causing the road to be a mess. Now they said it's not their responsiblity? what a lousy developer.

Need the host to create a new topic in regards complaint platform/link as I am pretty sure not many residents aware of appropriate method to lodge complaint.
Fingers crossed and hope to have more "complaints" so that the councils (MPSJ or MPSepang) can take necessary action.

Anonymous said...

Actually MPS is better than MPSJ. MPS is more responsive. Hope all of us can put in complaints to make this area better place.

Just VP my house in 6A this morning. As usual, the house is not perfect and I need them to rectify the defect. As long as the house is not collapse or sink, I am happy. With the selling price above RM 800k, I do expecting that developer can manage their surrounding properly. However, I do appreciate their effort to build the mega fence around this phase. Expecting the guardhouse to be built after RA is formed. Let's make this place better together.

Anonymous said...

Looking at the surrounding, you house definitely does not worth RM800k. The flood issue around this area will be more serious once more phases coming in the future. According to my friend working in MP Sepang, flash flood in this area is at alarming state. Sorry to say that, those buying the houses with high prices may suffer value depreciation soon.

Anonymous said...

Developer has increased the height of the land for 6A by approximately 1 feet higher than Jalan Putra Prima Tengah, provides an unfair advantage for them to prevent from flood while other lower area will be the first for water to flow in. That does not solve the problem, as 6A will become an isolated island when all roads are flooded. There was a construction of large concrete drainage along Lingkaran Putra Prima. If the water from Putra Prima can be channelled promptly to that drainage, perhaps the flood can be minimised. Please check with MPS on their plan to solve the flash flood problem in TPP. Thanks.

Recap this post:
News archive 22 May 2000: Putra Prima project pulls in the buyers

With a “linear green” development concept, and landscaping costs of RM6mi1, residents of the township can look forward to living in an area that will virtually surround them with soothing greenery.

Planned as a complete self-contained township, Taman Putra Prima will have a whole range of facilities and infrastructure among which are a police station, three schools, a medical centre, a clubhouse, hypermarket, commercial areas and shopping centres in addition to green areas for recreational activities like jogging and exercising or children’s playgrounds.

Where is Mr. Eric Wong and where are the clubhouse, hypermarket, medical centre, shopping centre?

Anonymous said...

I am interested to buy a house in Puchong. May I know where is the actual location that has flash flood in Taman Putra Prima? All phases?

Anonymous said...

The flood occurs along all the roads in the Taman Putra Prima, particularly near the new houses. We have already complained to MP Sepang and they promised to carry out a project namely "Open Drain". But not sure what is that, when it will be done and how effective it is.

Wow , this are real info.
I'm planning to purchase a unit at the new phase (Aquamarine) I really feel for all the residence who have been living at TPP all these years with all these floods and bad road conditions.

Either way , I want to ensure all the residence can join force and FORCE the responsible party do develop the area for the benefit of all. Im sure this will take time, but since all of us know all the problems ,NO point we all just complaint to each other , No problem will be solved. Next step will be to get the right people to fix them.

I'm new to this blog , I need to get familiar with people here and start a campaign. The aim will be to have TPP a better place for all the residence. Any suggestion on how we can start this?

Can anyone provide contact for the ADUN?

We need to group up, sit together , gather resources and come up with a proper proposal/ plan. Then submit to the correct party and then will be to continuously follow through until we get what we deserve.

I would suggest a whatsapp group or email just for this campaign.

1- Flood free TPP
2 - Proper roads
3 - Proper surroundings etc
( no long bushes, rubbish by roadside, lightnings, responsive security

Anonymous said...

Hi Kumar, I think the admin from TPP8A RA has ADUN's contact. http://tpp8a.com/

Kumar said...

Thanks for the link. Looks like TPP 8A have a well established committee to get all the necessary work done.
I would suggest to meet and discuss with the committee to seek for advice and proper contact for the relevant parties. Based on their blog , looks like they have been doing this for some time now, we can get some valuable advice from them.I will try to contact them soonest.

Btw ,which phase are most of you from?

Anonymous said...

I am from phase 4c

Anonymous said...

Ya, we need to group up and improve the environment of our housing area. The road condition is bad, easy get flood. Rubbish at roadside and less shop open at the commercial area. Hard to find food. Wish to have more choice of food and is better if have bank here.

Anonymous said...

I hope someone influential in this area can take a lead. I will support.

Anonymous said...

I will support too! As long as the activity can improve TPP.

Anonymous said...

perhaps the owner of this blog can open another topic for us to discuss and this may attract more people to join the discussion.

Anonymous said...

The developer proved the borang F. Is this the ccc?

Anonymous said...

I saw the fencing is ready but it is kind of cheap skate. With this high price property, they should build the concrete wall fencing instead

Anonymous said...

Shall we create a Facebook group Instead. Any suggestion?

Anonymous said...

Facebook group for TPP exists but not very active.

Borang F is CCC.

Anonymous said...

Anyone can share the link, then we start to join the group and start the discussion, it will be more effective

Anonymous said...

Or maybe we can recreate new facebook group since old group is non active for quite a long time..

Something I got from MP Sepang reply.

Terima kasih diatas aduan pihak tuan.

Jika terdapat sebarang makluman, sila hubungi Pengarah Jabatan Kejuruteraan, En. Ahmad Saifunazif Bin Mat Yatim ditalian 03-83190200 Ext 383.

Anonymous said...

Thanks for the info and good to know mpsepang is working on it

Anonymous said...

The "open drain" means remove the drainage pipes beside the roads and replace the pipe with a small uncovered drainage? Please correct me if I am wrong. I saw that the small drainages are usually blocked by leaves and debris.

Thanks for the info. Finally we know the root cause why the water is retained.

We still need to bear for a while until MPS complete their job.

Anonymous said...

Hi Guys,
One of the high price is its free hold title... TPP surrounded with list hold houses which caused TPP is a gem compare to the nearest development....

Although he road condition is bad... But this a recoverable matter and woun't affect the house prices significantly.... Further I saw lot of the resident driving a nice car which have good suspension and woun't feel it so much the bumping effect... Haha just a joke...

Anyhow,MPS is a good council and hope they will improve their service ... KHIDMAT UNTUK NEGARA....

Housing prices approaching mil... Why not? Condo nearby already pass half a mil... What you expect ? TPP house with land and free hold title to be equal pricing? You must be kidding dude....

Cheer....

Anonymous said...

You are too optimistic about the price of houses in this area. There are a lot of sellers who cannot sell their houses at this "high price". I do not expect the price of houses will drop, but the price will be stagnant for few years.

Anonymous said...

Why need to form the group in FB? Why can't we communicate via our RA? We have so called 'Gabungan Persatuan pendulduk TPP phase 1-8. I think this way is more effective.

Anonymous said...

I think most of us do not who is our RA especially new comer like me. So, maybe by having FB group we can know each other and receive news or event in this taman.

Anonymous said...

Anyone create the facebook group? Can share the link? thank you

It is better to gather our effort with Gabungan Persatuan Penduduk TPP to make the work more effective. We need to check with Gabungan for setting up the facebook group to avoid conflict. I have set up the "beta version" fb group - "1TPP United Residents Association". Once I get Gabungan's confirmation, we can launch this fb group officially.

For anyone that interested to purchase 2C, please tell Plenitude that they better provide automatic boom gate and guardhouse for you. Else, don't buy. Teach them what is consumer's right to choose developer and the power of social network.

Anonymous said...

Plenitude does not know how to control workmanship and quality of their contractors. So many complaint from 6A owners. So called public listed company.

Anonymous said...

I am the owner of phase 6c, totally disappointed with the workmanship and staff attitude. Regret to buy the house. Who want to buy?

Anonymous said...

Though not perfect the older phases were still considered fine because its under 300k. But now they are selling the same craps for 860k for newer phases? Good luck to those who bought the new phase from plenitude...

Anonymous said...

I am the owner of 6A.

Plenitude is very calculative and their staffs are not professional. 6A is their high end property but quality is not match with the price.

Please don't buy their 3E or 2C.

Anonymous said...

Their staffs always ask you to wait when you complain but action is very very slow. But when asking money, they are very very fast. They need to understand that we paid that price and expect for the quality.

Anonymous said...

So many complaints from Phase 6A. Did not meet the expectation.. Anyone can share the photos of defect?

Anonymous said...

The funny thing is they still use the 'potential' NKVE exit as a selling point 10 years after telling the same lies to their earlier phase buyers. Don't trust their lie, just don't... They are not like other Major developer so they are not going to make anything happen. cakap onli.

Anonymous said...

Where is our ELITE exit?

Anonymous said...

We can use the Bandar Saujana Putra exits to ELITE. Need to pass thru Jalan Jurutera and long stretch whcih is parrallel to ELITE. But better don't hope too much for new exit.

Anonymous said...

Feedback from 6A owners, the headroom clearance is a big headache now. It is only 1.8 meter. You will knock your head if your height is more than 1.8 meter. The standard/acceptable headroom is 2 meter. This is a structural problem, not a finishing problem!!!

Anonymous said...

14' high ceiling & big main entrance, however, comes with a low head room clearance. It is a design problem or construction problem? What a disappointment!

Anonymous said...

I notice their workers shower & wash their clothes near by the entrance of 6a(behind TNB), toilet in the open place? How can developer allowed this? For sure the retention pond will be polluted.

Anonymous said...

Selangor Uniform Building By-Law 1986, Law #46 (4) shows that the minimum headroom is 2 meter.

http://www.mdkl.gov.my/documents/10124/6a22e0ba-5188-4002-bf3e-b2bb307a9245

Developer better rectify the 1.8 metres headroom ASAP.

Anonymous said...

This developer set their acceptance criteria for defect too low (or even never set any??). Too many things that developer delivered are below our expectation.

Anonymous said...

buy X2 residency better, very cheap compare to plenitude lousy expensive landed

Anonymous said...

What? Headroom clearance of 1.8m only? How on earth they do this simple error.. Gotta be kidding. Can owners of Phase 6A share much information in lowyat forum below.

https://forum.lowyat.net/topic/3143424/all

Anonymous said...

One of the owners met Project manager from Plenitude this morning for the headroom clearance (1.8 m) issue at staircase. The project manager said that he aware of this problem and he needs to discuss with engineer. What I feel is they tried to hide the problem, keep quiet and hope that the owners will not discover this design flaw. They forget that there are professionals in 6A. Total there are 195 units (6A + 3E) with same design flaw for the staircase. Good luck to Plenitude. You will lose your pants.

Anonymous said...

I heard from the manager that they are not going to fix the headroom problem. They just trying to delay

Anonymous said...

What is headroom clearance ? Where?

Anonymous said...

Which manager said that? I want to see him.

Anonymous said...

They can ignore my complaint if they want to receive love letter from Ministry of Urban Wellbeing, Housing and Local Government.

Anonymous said...

I can make them famous in facebook if they want.

Anonymous said...

I suggest we make a list of the defect and make a group complain to Plenitude.. They should rectify all the defect.

Anonymous said...

Can you be specific on the defect of headroom staircase? If can attached with pictures will be helpful.

Anonymous said...

How to attach picture here?
I heard the problem only happens for double storey in 6A. Developer has changed the design of 3E by shifting the staircase inwards to landing at 2nd bedroom. Total affected unit is 60 double storey houses.

Anonymous said...

I suggest 3E 2 sty owners also ask developer to clarify on this issue.

The headroom clearance is lesser than 2 meter where there is a cross beam above the staircase.

Anonymous said...

So what is the plan for Plentitude for rectify problems in Phase 6A especially for 2-storey houses? For 3E, aren't they have to inform owners if there is a design changes?

Anonymous said...

https://forum.lowyat.net/uploads/attach-96/post-79096-1428584079.jpg

This was taken by one of the 3E owner weeks ago. Is this headroom clearance meets the 2m requirement?

Anonymous said...

Any 6A photo show the different with the photo from https://forum.lowyat.net/uploads/attach-96/post-79096-1428584079.jpg. Please upload at forum lowyat

Anonymous said...

I think 6A and 3E shall joint force to pressure Plenitude. Look like they are incompetent.

Anonymous said...

From the photo, it is difficult to know the actual measurement. He may need to revisit the site and take the measurement there. However, please take care of own safety.

3E maybe has smaller space for dry kitchen and smaller landing in front of 2nd bedroom. You get more at headroom but you give back some space as well. Everything has two sides...

Anonymous said...

Plenitude needs to upgrade their staffs if they want to sell high end property. Imagine that the purchasers are mostly come from higher income group and probably have better education background. They need to train their staffs on how to handle this group of customers professionally and effectively. Another thing is when people is paying higher, it is normal that they expect better product. Having internet and social media, they cannot just doing business like ten years ago.

Anonymous said...

Another issue for the staircase (from ground floor to 2nd bedroom) is the staircase height has exceed standard 4.25 meter. At the height more than 4.25 meter, if anyone fall down from the top, he is likely to injure badly or cause death. Therefore, the authority comes out with law to limit the height of staircase to 4.25 meter. Any staircase higher than 4.25 meter should have a "landing" at interval. The landing can let the victim to "land" and reduce the degree of injury. For 3E & 6A, since the ceiling height is 14' = 4.26 m, the staircase height is 4.26 m + thickness of concrete floor. The staircase height has exceed the limit. This means that the resident is exposed to risk of major injury or death when using the staircase.

By far, this is the most active thread in this blog. Other than the headroom clearance, what other severe defects observed in Phase 6A?

Anonymous said...

I am the owner of 6c

My house gate is totally broken, a lot of places leaking after today heavy rain.

Anonymous said...

I guess you mean 6A.. Totally broken? Struck by lightning? Leaking everywhere is terrible..

Anonymous said...

My electric supply for power points trip off. Don't know where is the problem. Autogate was function properly but now cannot be opened.

Kitchen door cannot be fully opened because insufficient clearance and stuck at the floor.

.....Etc. Total more than 20 defects I write in, not including the headroom clearance.

Anonymous said...

My head very painful after seeing the house.

Anonymous said...

Bro, I know it is not easy. I am headache too.

If the problem can be solved by money, then you should not become more headache.

We should not headache but making the developer headache. Else, they don't move to solve the problem. Bug them! Use all sorts of channels/authority to bug them.

Anonymous said...

Sounds really bad!!.. Lets put pressure on them. I doesn't wish this happened on my 3E unit.

Anonymous said...

I stayed in PP since 10 years back and have moved out a year ago. Bought my house at 179K back then. House was in really bad condition when VP. Pressured the management so hard until 30+ defects were fully fixed. They repaired leaked roof, leaking car porch, broken tiles, leaking bathroom (from bathroom to downstairs, no water proofing), broken switches, broken taps, leaking back wall ( back room wall downstairs will be totally wet during rain). I repainted the gate myself as the gate has began to rust even during VP...Cannot imagine 1 mil house now still having same issue...

Anonymous said...

OMG! What the hell with this developer. I'm plan to buy the unit in TPP but after read all these comments, I'm feel like the condition is worst that what i have thought. How come Plenitude can allow these things to happen.

Anonymous said...

strongly advise new buyer to consider seriously if you have plan to invest the property here.

Anonymous said...

Their staffs should pass the pressure to top management, which can approve releasing of money to compensate the purchasers who face the head room issue. Some purchasers have plan to form group to seek for legal recourse.

Anonymous said...

paying so much money but still need to be busy dealing with the developer.

Anonymous said...

Plenitude started to repair my house and some of the defects that I listed have been resolved.
I have my electricity back to normal. Now I can open my autogate. They ground off the interference part at bottom of the kitchen door and now it can be fully opened. Damaged tiles were replaced. Ground off some rough edges for tiles as well. So far so good.

However, they will receive my complaint letter for the non-compliance of staircase head room this Saturday.

I will keep you guys update. Cheers.

Anonymous said...

Architect has liability for the error in designing the staircase headroom. If Plenitude discovered this earlier but still keep it as it is, then Plenitude needs to be blamed.

Anonymous said...

Thanks a bunch for keeping us posted. But here can't post any photos. I suggest we all move to lowyat forum. Here is the link.

ok. I will register as lowyat forum member shortly.

Anonymous said...

Buyer trying to console themselves with a lot of excuses, actually I cannot accept this kind of house after paying so much money.

Anonymous said...

Come on.... Nowadays housing below 1 mil is just like those day below 300 k.... Can not demand so much.... As long the house was built in shape consider good enough...

Anonymous said...

I don't agree. We should have our right to demand as 1M is not small amount of money.

To Plenitude, please don't pretend to be the house owner here and expect people to stop complaining on your workmanship.
Thanks.

Anonymous said...

Ya agreed, we buyers have rights to demand at least the minimum requirements.

Anonymous said...

I'm one of the 3e buyer, izzit double storey house got any changes? Why no agent tell me?

Anonymous said...

if you really don't know, they will just keep quite, once you know, they try to delay.

Anonymous said...

For 3E double storey house buyers, please don't just listen to the sales person, ask them to show you the architect drawings. Compare the 6A to 3E if there is any amendment for the headroom at staircase. They need to built according to drawing, they cannot simply change the design.
For your information, the CCC (Borang F) states that the houses are constructed according to Undang-undang bangunan seragam Selangor 1986 (Selangor Uniform Building By-Law 1986). The staircase headroom for 6A is not in compliance with this law. Please refer to By-Law 46 & 110. The minimum headroom is 2 meter. However, it will be better to have 2.4 meter for the purpose to load large furniture ie. king size mattress.

Anonymous said...

We can challenge Plenitude for LD as the CCC is not valid with the non-compliance stated above.

Anonymous said...

Owners of double storey in 6A, if you wish to take legal action. Please hire a consultant to do a site measurement or take photo with measurement. Keep this record to challenge the developer for their CCC. If the CCC is not valid, they need to pay LD. Don't let the contractor to hack your staircase without notification to developer as this will void your warranty.

Anonymous said...

My SA for 3E also did not informed anything.

Anonymous said...

SA will not inform you any problem and they always say no problem. If they inform you that your house has some problem, they are asking for trouble. They have different interest: sales.

Anonymous said...

I pity all the owners who paid almost 1 million for their houses. This is obviously inflated price. Be sure to pressure Plenitude to fix whatever they need to.

Anonymous said...

I though only rich will pity on poor. No need to worry for them. They can hire lawyer and whatever. 1M for them is nothing.

Anonymous said...

phase 7A is not low cost but medium cost housing. It's not cheap and costing around 100++K per small unit. Imagine 20X70 ft DSL is also selling at 100++K just 10 years back.

Well, you can't said only Chinese only can afford. Everyone here is working hard for their life. I mean no disrespect, but you may choose to live the life you wish to for instant Chinese community, their money use to pay houses as they may have only 1-2 kids but for Malay community, they spend mostly money on kids because they typically 3-4 kids in a family. up to date, there is still defects found and worst case is a there is a build up different from the layout that we had signed previously.

Last Sunday I went to view the showroom and actual unit of Aquamarine (2C). Showmanship seem to be good and nice. May be the developer has improved after many years of complaints received. I plan to book the unit but after reading this blog still hesitating to do so. Anyone has bought it and found a lot of issues/defects?

Just bought the unit, expected to collect keys by end of the year. No choice la, I want a freehold house and the layout is quite good. Otherwise I won't pay such high premium for a house in Puchong... Hopefully can rent it out.

2C facade is kind of old school design. You may consider of phase 3E. I heard there are few left over unit. In general, it is bigger than 2C unit and with a nicer facade. 24x70, FH, 2514sqft. Price wise, I believe can always nego directly with Plenitude if really keen.
