Aquamarine Phase 2C @ Taman Putra Prima




















The Aquamarine consist of 150 units of attractive double & three storey terrace homes with built-up sizes between 2,456 sq ft to 3,426 sq ft with dimensions of 22ft x 75ft and 22ft x 72ft. The development boasts a total of 4 trendy and modern designs namely Type A (3-storey terrace homes) and Type B, C, D (2-storey terrace homes). meh, i stayed in TPP for 10 years. dissapointed to see how other developers helped develop their township and improve accessibility, roads, landscaping, and maintenance. Plenitude didn't care. The TPP today is the same TPP 10 years ago except with more houses, nothing lively, accessibility is the same which means worst with more houses done. Plenitude sucks, it's nowhere near the grade of SP Setia, IJM, Gamuda, Sime Darby, Sunway, DPC, heck it will remain just a stagnant minded small time developer for a long time to come.

How frequent and how bad is the flood? Did the water enter your house? Why the water unable to drain properly? Majlis and developer need to take action. ADUN for MPSepang is from PAS, right?

Why the concrete covers for drainage are so untidy? There are big gap and spacing in between the covers. Rubbish along the roadside is not clean up. Tree that they plant looks ugly. TPP signboard at main enterance looks old fashion. Even Taman Mas has changed theirs. Plenitude needs to redo all the landscape.

Also, i dont agree the road condition is entirely MPS's responsibility. There are many constructions going on by Plenitude for the newer phases (6A, 3E, etc) and their lorries and heavy vehicle just went in and out on daily basis, damaging the roads, not to mention they also drilled the road, and bring the mud in and out of sites causing the road to be a mess. Now they said it's not their responsiblity? what a lousy developer.

Just VP my house in 6A this morning. As usual, the house is not perfect and I need them to rectify the defect. As long as the house is not collapse or sink, I am happy. With the selling price above RM 800k, I do expecting that developer can manage their surrounding properly. However, I do appreciate their effort to build the mega fence around this phase. Expecting the guardhouse to be built after RA is formed. Let's make this place better together.

Looking at the surrounding, you house definitely does not worth RM800k. The flood issue around this area will be more serious once more phases coming in the future. According to my friend working in MP Sepang, flash flood in this area is at alarming state. Sorry to say that, those buying the houses with high prices may suffer value depreciation soon.

Developer has increased the height of the land for 6A by approximately 1 feet higher than Jalan Putra Prima Tengah, provides an unfair advantage for them to prevent from flood while other lower area will be the first for water to flow in. That does not solve the problem, as 6A will become an isolated island when all roads are flooded. There was a construction of large concrete drainage along Lingkaran Putra Prima. If the water from Putra Prima can be channelled promptly to that drainage, perhaps the flood can be minimised. Please check with MPS on their plan to solve the flash flood problem in TPP. Thanks.

The flood occurs along all the roads in the Taman Putra Prima, particularly near the new houses. We have already complained to MP Sepang and they promised to carry out a project namely "Open Drain". But not sure what is that, when it will be done and how effective it is.

Wow , this are real info.
I'm planning to purchase a unit at the new phase (Aquamarine) I really feel for all the residence who have been living at TPP all these years with all these floods and bad road conditions.

Either way , I want to ensure all the residence can join force and FORCE the responsible party do develop the area for the benefit of all. Im sure this will take time, but since all of us know all the problems ,NO point we all just complaint to each other , No problem will be solved. Next step will be to get the right people to fix them.

I'm new to this blog , I need to get familiar with people here and start a campaign. The aim will be to have TPP a better place for all the residence. Any suggestion on how we can start this?

Can anyone provide contact for the ADUN?

We need to group up, sit together , gather resources and come up with a proper proposal/ plan.Then submit to the correct party and then will be to continuously follow through until we get what we deserve.

I would suggest a whatsapp group or email just for this campaign.

Thanks for the link. Looks like TPP 8A have a well established committee to get all the necessary work done.
I would suggest to meet and discuss with the committee to seek for advice and proper contact for the relevant parties. Based on their blog , looks like they have been doing this for some time now, we can get some valuable advice from them.I will try to contact them soonest.

Ya, we need to group up and improve the environment of our housing area. The road condition is bad, easy get flood. Rubbish at roadside and less shop open at the commercial area. Hard to find food. Wish to have more choice of food and is better if have bank here.

Untuk makluman, kerja-kerja membuat 'Open Drain' ini telahpun dilaksanakan. Walaubagaimana pun tindakan ini tidak dapat mengatasi masalah banjir kilat dikawasan tersebut. Ini adalah kerana apabila limpahan air sungai Rasau Lama dan Sungai Hitam menuju ke Sungai Kalang berlaku, pihak JPS akan menutup kunci air di Kampung Sri Aman dan menyebabkan air dari kawasan taman tidak dapat keluar. Sehubungan dengan itu, pihak Majlis sedang merancang untuk membina satu lago 'Discharge Outlet' ke Sungai Air Hitam tanpa melalui air tersebut. Pelaksanaannya adalah pada tahun 2015 ini bergantung kepada kelulusan peruntukan.

The "open drain" means remove the drainage pipes beside the roads and replace the pipe with a small uncovered drainage? Please correct me if I am wrong. I saw that the small drainages are usually blocked by leaves and debris.

Hi Guys,
One of the high price is its free hold title... TPP surrounded with list hold houses which caused TPP is a gem compare to the nearest development....

Although he road condition is bad... But this a recoverable matter and woun't affect the house prices significantly.... Further I saw lot of the resident driving a nice car which have good suspension and woun't feel it so much the bumping effect... Haha just a joke...

Anyhow,MPS is a good council and hope they will improve their service ... KHIDMAT UNTUK NEGARA....

Housing prices approaching mil... Why not? Condo nearby already pass half a mil... What you expect ? TPP house with land and free hold title to be equal pricing? You must be kidding dude....

It is better to gather our effort with Gabungan Persatuan Penduduk TPP to make the work more effective. We need to check with Gabungan for setting up the facebook group to avoid conflict. I have set up the "beta version" fb group - "1TPP United Residents Association". Once I get Gabungan's confirmation, we can launch this fb group officially.

We can use the Bandar Saujana Putra exits to ELITE. Need to pass thru Jalan Jurutera and long stretch whcih is parrallel to ELITE. But better don't hope too much for new exit.

Feedback from 6A owners, the headroom clearance is a big headache now. It is only 1.8 meter. You will knock your head if your height is more than 1.8 meter. The standard/acceptable headroom is 2 meter. This is a structural problem, not a finishing problem!!!

Selangor Uniform Building By-Law 1986, Law #46 (4) shows that the minimum headroom is 2 meter.

One of the owners met Project manager from Plenitude this morning for the headroom clearance (1.8 m) issue at staircase. The project manager said that he aware of this problem and he needs to discuss with engineer. What I feel is they tried to hide the problem, keep quiet and hope that the owners will not discover this design flaw. They forget that there are professionals in 6A. Total there are 195 units (6A + 3E) with same design flaw for the staircase. Good luck to Plenitude. You will lose your pants.

I heard the problem only happens for double storey in 6A. Developer has changed the design of 3E by shifting the staircase inwards to landing at 2nd bedroom. Total affected unit is 60 double storey houses.

I suggest 3E 2 sty owners also ask developer to clarify on this issue.

The headroom clearance is lesser than 2 meter where there is a cross beam above the staircase.

From the photo, it is difficult to know the actual measurement. He may need to revisit the site and take the measurement there. However, please take care of own safety.

3E maybe has smaller space for dry kitchen and smaller landing in front of 2nd bedroom. You get more at headroom but you give back some space as well. Everything has two sides...

Plenitude needs to upgrade their staffs if they want to sell high end property. Imagine that the purchasers are mostly come from higher income group and probably have better education background. They need to train their staffs on how to handle this group of customers professionally and effectively. Another thing is when people is paying higher, it is normal that they expect better product. Having internet and social media, they cannot just doing business like ten years ago.

Another issue for the staircase (from ground floor to 2nd bedroom) is the staircase height has exceed standard 4.25 meter. At the height more than 4.25 meter, if anyone fall down from the top, he is likely to injure badly or cause death. Therefore, the authority comes out with law to limit the height of staircase to 4.25 meter. Any staircase higher than 4.25 meter should have a "landing" at interval. The landing can let the victim to "land" and reduce the degree of injury. For 3E & 6A, since the ceiling height is 14' = 4.26 m, the staircase height is 4.26 m + thickness of concrete floor. The staircase height has exceed the limit. This means that the resident is exposed to risk of major injury or death when using the staircase.

My electric supply for power points trip off. Don't know where is the problem. Autogate was function properly but now cannot be opened.

Kitchen door cannot be fully opened because insufficient clearance and stuck at the floor.

.....Etc. Total more than 20 defects I write in, not including the headroom clearance.

I stayed in PP since 10 years back and have moved out a year ago. Bought my house at 179K back then. House was in really bad condition when VP. Pressured the management so hard until 30+ defects were fully fixed. They repaired leaked roof, leaking car porch, broken tiles, leaking bathroom (from bathroom to downstairs, no water proofing), broken switches, broken taps, leaking back wall ( back room wall downstairs will be totally wet during rain). I repainted the gate myself as the gate has began to rust even during VP...Cannot imagine 1 mil house now still having same issue...

Their staffs should pass the pressure to top management, which can approve releasing of money to compensate the purchasers who face the head room issue. Some purchasers have plan to form group to seek for legal recourse.

Plenitude started to repair my house and some of the defects that I listed have been resolved.
I have my electricity back to normal. Now I can open my autogate. They ground off the interference part at bottom of the kitchen door and now it can be fully opened. Damaged tiles were replaced. Ground off some rough edges for tiles as well. So far so good.

However, they will receive my complaint letter for the non-compliance of staircase head room this Saturday.

I will keep you guys update. Cheers.

Architect has liability for the error in designing the staircase headroom. If Plenitude discovered this earlier but still keep it as it is, then Plenitude needs to be blamed.

For 3E double storey house buyers, please don't just listen to the sales person, ask them to show you the architect drawings. Compare the 6A to 3E if there is any amendment for the headroom at staircase. They need to built according to drawing, they cannot simply change the design.
For your information, the CCC (Borang F) states that the houses are constructed according to Undang-undang bangunan seragam Selangor 1986 (Selangor Uniform Building By-Law 1986). The staircase headroom for 6A is not in compliance with this law. Please refer to By-Law 46 & 110. The minimum headroom is 2 meter. However, it will be better to have 2.4 meter for the purpose to load large furniture ie. king size mattress.

Owners of double storey in 6A, if you wish to take legal action. Please hire a consultant to do a site measurement or take photo with measurement. Keep this record to challenge the developer for their CCC. If the CCC is not valid, they need to pay LD. Don't let the contractor to hack your staircase without notification to developer as this will void your warranty.

The linkaran road need to be widen.. Why did Plenitude build low cost apartment? It will bring down the value of these area.. We hope for more high end property but not low cost apartment.

phase 7A is not low cost but medium cost housing. It's not cheap and costing around 100++K per small unit. Imagine 20X70 ft DSL is also selling at 100++K just 10 years back.

Well, you can't said only Chinese only can afford. Everyone here is working hard for their life. I mean no disrespect, but you may choose to live the life you wish to for instant Chinese community, their money use to pay houses as they may have only 1-2 kids but for Malay community, they spend mostly money on kids because they typically 3-4 kids in a family. So, you can pick whichever life you like. As Michelle Obama said, life without any privilege will make you stronger.

I just got my house key today for 2C and the qualities is so bad. At least 70 defect on first site inspection

Defects can be rectified, no worries. I am sure everyone will have high expectation especially when you pay that amount of money for houses (RM900k??)

up to date, there is still defects found and worst case is a there is a build up different from the layout that we had signed previously.

Last Sunday I went to view the showroom and actual unit of Aquamarine (2C). Showmanship seem to be good and nice. May be the developer has improved after many years of complaints received. I plan to book the unit but after reading this blog still hesitating to do so. Anyone has bought it and found a lot of issues/defects?

Just bought the unit, expected to collect keys by end of the year. No choice la, I want a freehold house and the layout is quite good. Otherwise I won't pay such high premium for a house in Puchong... Hopefully can rent it out.

2C facade is kind of old school design. You may consider of phase 3E. I heard there are few left over unit. In general, it is bigger than 2C unit and with a nicer facade. 24x70, FH, 2514sqft. Price wise, I believe can always nego directly with Plenitude if really keen.

Just submitted my defect lists, quite a number of defects or maybe I am just fussy haha...generally, I think the bathrooms and car porch have the most "intolerable" design I have ever seen in a house considering my experience working in the property development industry for 9 years. I've inspected tonnes of properties and never seen a bathroom design as such...perhaps its my problem too haha
